What’s the difference between a Buyer’s and a Seller’s Agent?
In today’s evolving and technical market the true representation of a client has come under the microscope. If a Buyer comes across a For-Sale Sign and contacts the Listing Agent, the Buyer is actually contacting the exclusive agent for the Seller. At that point the Buyer is allowing the Seller’s Agent to handle the transaction and any negotiations even though the agent’s first loyalty is to the Seller. Discussions with that agent must be conveyed to the Seller and you loose the potential benefits of having exclusive Buyer’s Representation.

In residential real estate, the Seller will pay the brokerage fees which are usually then split in half between the buying and selling agent. Having an exclusive Buyer’s Agent will allow for your conversations and personal information to be kept confidential and to use any obvious leverage there may be to negotiate more favorable terms and or price. What to do if I need to sell my home in order to buy a new one.
If you want to start shopping for a home and you have not sold your existing home there are several options to consider. Which option to choose is based on the particular circumstances and we are always available to help you choose the best option to meet your needs. This makes the new purchase contingent upon the sale of your current residence and if your current residence does not sell in a specified period of time, you may either back out with no penalty or ask for an extension.

Some Sellers in high demand areas can sell their home first and ask that the Buyer wait until the Seller finds their home of choice first and then go to closing. Once again, it is good representation that can make a world of difference and convenience.

Getting pre-qualified for a mortgage is an important step in the home buying process because it gives both you and your REALTOR an understanding of how much you can borrow before you begin looking at homes. In fact, many sellers won’t even consider an offer without an accompanying Conditional Loan Approval (a pre-qualification letter from a lender). It is recommended that you get pre-qualified by an experienced and reputable mortgage professional.
